Architectural Improvement Process
Exterior Architectural Improvements Other Than Painting:
- Download the Architectural Improvement Form.
- Complete the form, including neighbor signature page, and attach plans/drawings as necessary to enable the architectural committe to clearly understand your intentions.
- Make three copies of all pages.
- Mail all three copies to the property management company.
- The property management company will verify that your submission is complete, retain one copy for their files, and then forward the other two copies to the Architectural Committee.
- The Architectural Committee will review your submission against the Architectural Guidelines, approve or deny (with explanation) the submission, keep one copy, and return one copy to the property management company with the committee's decision. Please allow at least 30 days for this review process.
- The property management company will notify you by mail of the Committee's decision regarding your submission, including an explanation if the submission was denied.
- You must also obtain AVCA approval for any architectural improvements that are visible from AVCA property. See AVCA.NET for more information and to download the AVCA forms.

Painting:

The Palette Book for California Summit is located at Dunne Edwards. Note the book cannot be removed from Dunne Edwards. If needed you can select paint chips or obtain a paint sample to bring home and review.

Select a color scheme (base color, trim and accent) and complete the required forms.

You may use either or both of the trim colors associated with the color scheme.

You may use the accent color designed to match the color scheme (for front door, front decorative fence, and shutters), or select an alternate accent color from any color scheme.

You may not use the same color scheme as any adjacent neighbor.

Any variance requires adjacent homeowner acknowledgement of notification. The neighbor signature is not a neighbor's approval as much as an acknowledgement of notification and communication.

Mail the completed form to Total Property Management. Do not schedule a painter until you have received an email approval.

Working with Total Property Management, The Architectural Committee will ensure that you have not selected the same scheme as an adjacent neighbor and review for any variance. Approval for painting will be emailed to you and Total Property Management Company. Pre-approved color schemes with no variance can be quickly approved - within 25 business days. Any requested variance will extend the approval to 30 business days.

Once painting has been completed, please notify the Architecture Committee and Total Property Management that the project has been completed.

If the painting project has not been completed within 90 days, the approval expires and the homeowner must submit a new request.
Interior Home Improvements:
You do not need Architectural Committee or AVCA approval for any interior home improvements, unless they are visible from the outside (for example, moving windows). If your interior improvement will cause
any change to the exterior of your home, you must follow the same process as you would for exterior architectural improvements.
